Ocean to Intracoastal and Shovel-Ready! Pelican Reef offers a development opportunity on Hutchinson Island: 20.97 acres across 8 total parcels, with 557 ft of direct Atlantic frontage and 500 ft of direct Intracoastal frontage. The 7.57-acre oceanfront site has been approved for 7 estate-sized luxury homes with building footprints ranging from 5,400 to 7,400 sqft, with utilities and infrastructure in place for immediate construction potential. Developers seeking greater density may apply for additional single-family homesites or a multi-family condominium plan, subject to approval. A 13.4-acre Intracoastal parcel under a conservation easement protects privacy and views for good, with a proposed boardwalk from S. Ocean Dr. to the water and up to 4 docks of two slips each, pending approval. In addition, property is bordered to the South by State-Owned and protected land further adding to the exclusivity and privacy for future Pelican Reef residents. Some photos have been virtually rendered to reflect the build out and completion of Pelican Reef with the approved and platted homesites in addition to the proposed dock configurations which are pending approval.
